Why your home isn’t selling as fast as you hoped it would

Selling your home can be a stressful affair. But what happens if you get it out there on the market and there’s no interest coming in from a buyer? It’s a huge potential problem to encounter, but with dedicated realtors like Compass to guide you through, you’ll soon find your home gaining interest and getting closer to that all-important sale.  

A distinct lack of curb appeal 

Yes, curb appeal is a very real thing, and yes, people are still prone to make a decision based on that very first impression of your home’s front lawn, porch, and entrance. 

But giving your curb appeal a helping hand isn’t as hard as you may think. A fresh coat of paint and some weed trimming can transform the front of your home in a matter of hours.

Your asking price is too high

Most motivated buyers will check real estate listings at least once every two days. And as motivated buyers, they tend to have set up some rigid search criteria to narrow their searches, including a strict upper limit. 

In other words, if you’ve priced yourself too high, a lot of buyers probably aren’t even seeing your house on their radars. No one wants to undersell their home, but if no one can see it, and no offers are coming your way, of what use was this initial high price?

Your images online need to be changed 

Have you spent hours cleaning and redecorating your house for a sale, only to underestimate the importance of your posted images online? 

This is perhaps one of the most unfortunate oversights a seller can make. Countless beautiful homes are ignored because of a poorly taken image. Try to capture your home on a bright day and from a good distance. Accentuate its most attractive features and be sure buyers know what they’re missing out on.

You don’t have enough images of the house online 

Continuing on from the images you upload, the perfect picture of the front of your home is a good starting point. But what about the rest of the place? You should be aiming to upload several images of the inside of the house too. And if you don’t? People will assume it’s because you’re hiding something, and they’ll quickly move on. 

Your open-home viewings aren’t working 

Are your open homes really selling your home to the best of your ability? Have you decluttered and cleaned the place? Have you removed all personal items before people step into your home? 

You should aim to captivate their imaginations from that very first moment. A poor open home experience is the kiss of death to a potential buyer, so it’s essential that you take it as seriously as possible.

You’re with the wrong real estate agent 

If all else fails, have you discussed your concerns with your real estate agent? Have they remained in contact with you throughout the process? Perhaps they aren’t working quite as hard as you’d hoped and it’s time to shake things up a bit?
