Don’t Make These Mistakes When Selling Your Land

You’ve decided to sell your land. Perhaps you’ve found another place you want to live or you might be looking to move into a retirement home and need the funds. Whatever the case, you will want to avoid making costly mistakes. How do you do this?

One way to help yourself is to look up “How to sell land by owner” on a search engine. There will be a lot of helpful articles … but you still might be a bit confused. We’re here to help. Read on to learn more. 

Know Your Market

You are going to have to roll up your sleeves and do some research into what your local real estate scene looks like. Just blindly listing it is not going to achieve the results that you want. Your goal is to make the most money from this property. Spend this time wisely. 

Look around you. Are other landowners in your area selling very quickly or have you seen their listings for months on end that have not received any bites?  You don’t want to be in the second category, do you? 

Post Good Photos

We are in a time where it is easy to put up listings for land online. People can click on those listings and determine if they like what they see. Don’t potentially mess this up by posting bad photos. 

Use a good camera or a cell phone that has come out recently, since those are very capable of taking high-quality photos that have excellent image resolution. Make sure that the photos are clear and in good lighting. Try to take multiple angles if you can. This will help your potential buyer a lot when it comes to making a decision. 

Hire A Good Agent

Make sure that the agent that you hire is an experienced one that has sold land in the past. They will know what a good market is and when it is time to hold off and maybe list it later in the year or the following one. Their job is to make sure that you get the most money from your land, since they benefit from this too. 

Look around and check out review sites to find the one that has the best reviews. You can then contact them and explain your situation and get ready to sell. 

Pay Attention To The Time of Year

There are good times to sell and there are bad times. You don’t want to list your land when there is a bad market – that will mean that you will ultimately wind up losing money.

You might also be in an area where it takes a while for land to sell. So take that into consideration. A good agent will guide you through this. 

Take Good Care of Your Land

You don’t want people to look at your land and see grass that is too high or other unsightly features. Don’t just take care of the land sporadically. Make sure it looks good. 

That way, any buyers will know that they will have to do very little early maintenance when they take over.  Of course, they will have to do their own work as time goes on, but that will be their problem then, not yours. Taking the time to do this will help your value. 

If you do all of this, you should have a good chance of selling your land. Then you can use that money for whatever you want to do next.
