Common Issues To Watch Out For When You Move Into A New Home

Moving into a new home is an exciting experience. However, once the initial euphoria wears off, new homeowners often discover problems left behind by previous owners or contractors. Being vigilant when first moving in can help identify many issues before they spiral out of control.

Here are some of the most common problems to watch out for in a new home.

Air and Heating System Defects

Inspecting the HVAC system should be a top priority. Run the air conditioner and furnace, even during off seasons, to verify proper operation and temperature reach. Check for odd smells when turned on, as this may indicate mold or gas leaks. Listen for unusual noises that could signify needed repairs. Replace filters if dirty and have an HVAC technician perform a thorough maintenance checkup. This ensures the system works efficiently and safely.

Leaky Faucets and Pipes

Leaks may not be immediately obvious until you use all water sources regularly. Check faucets, shower heads, toilets, water heaters, supply lines, and drains for drips or signs of water damage. Confirm water pressure is adequate. Inspect under sinks for evidence of past leaks too. Catching leaks early prevents extensive water damage and mold growth down the line. Fixing them ASAP also keeps your home’s water bill down.

Electrical Issues

Improperly wired outlets, circuits, and lighting can present safety risks. Check for sparking outlets, flickering lights, tripped breakers, and blown fuses, which indicate problems. Ensure all outlets work and lights operate correctly. Consider upgrading older wiring to meet codes and properly handle all your electrical needs. Confirm exterior lights work for security. Pest Infestation

Pests like mice, roaches, ants, and termites often go unnoticed during walk-throughs but quickly multiply. Look for droppings, chew marks, insect bodies, and other signs of pests. Inspect weather stripping around doors and windows and seal any gaps to prevent access. Monitor for bugs congregating near moisture sources. Check past pest control reports for the property. Existing erosion likewise worsens if not addressed. Establishing proper grading, gutter extensions, ground cover, and landscaping solutions prevents further issues.

The excitement of a new home can cause new owners to overlook many flaws. Being vigilant and identifying issues right away gives you a chance to address problems before they worsen or cause expensive damage. A thorough inspection when first moving in transitions the home to optimal function and enjoyment.
